BEREWICK RESIDENTIAL DEVELOPMENT INCLUDING TOM’S CREEK GREENWAY & TRAIL


This project included rezoning and design for 76 lot development with over 4400’ of greenway trail, 3500’ of sidewalk, and new roads. Our staff coordinated with the Town’s Corridor Committee on location and design of alternative transportation amenities along the floodway and roadway through the rezoning process. Communication with committees and through the public processes included sketches of options, cross-sections, and details. Often utility conflicts were considered and explored along corridors of trails and sidewalks in the more urban settings within the project. Project includes full stormwater management quality and quantity design, permitting including wetland and jurisdictional waters crossing, floodplain studies, coordination with COE, DEQ, and Town staff.
Design included over 3900 linear feet of new local roads and an existing local road relocation, water and sewer utilities, grading, floodplain studies, stormwater quality and quantity design, and environmental considerations. E&A staff navigated the public process with local Town staff, neighboring residents, Planning Commission and Town Council. The process included neighborhood meetings, presentations, and technical explanations on transportation issues, utility issues, environmental floodplain issues, and stormwater issues. E&A completed all of the engineering for trails, roads, sidewalks, stormwater facilities, utilities, floodplain mapping, and coordinated landscaping, environmental permitting compliance, and survey. E&A staff utilized DEQ’s RRM spreadsheet, HEC-RAS and Sanitary and Storm Analysis (AutoCAD) as well as Hyrdaflow (AutoCAD product) to complete floodplain analysis as well as stream routing, pipe routing, and on-site detention and storm modelling. E&A subconsultant partner ECS Midatlantic did the wetland analysis and geotechnical borings and analysis. E&A partnered with a local survey company for survey and boundary plat information. E&A coordinated regulatory reviews through VDOT, the Corps of Engineers, DEQ, and the Town of Blacksburg.
